Redwing complete award winning partnership, delivering 161 sustainable homes in Warrington.

Liverpool-based property agency Redwing have successfully completed an award-winning two-year contract with Warrington Housing Association (WHA) and Incrememtum.

Crowned the Nation’s build-to-rent partnership of the year 2023 at the Love to Rent Awards, the partnership saw Redwing support WHA to launch their in-house build-to-rent lettings and property management arm, Lifetime Homes. Redwing also successfully brought to market 161 properties on behalf of WHA to tackle the imbalance of supply versus demand of rental properties across Warrington.

Appointed for their extensive experience in build-to-rent, Redwing provided specialist support to WHA throughout the partnership including training and shadowing. Equipping WHA’s team with the specialist knowledge and skill set required to follow in Redwing’s footsteps and provide a first-class service to tenants once the contract came to an end.

Thanks to Redwing’s success and support, WHA’s build-to-rent arm Lifetime Homes have now taken over the management of the properties. 

The 161 properties located across two development sites, Foxwood and Sycamore, set out to tackle the imbalance of supply versus demand of rental properties across Warrington, providing 161 new and sustainable family homes available for private and affordable rent.

Managing the entire marketing, letting and property management function in-house, Redwing achieved excellent results - including 100% of properties revered within one month of launch at each phase, 85% of people renewing their tenancies and fast re-lets resulting in reduced financial void loss for WHA.

As part of The Regenda Group, Redwing reinvested all profits from the partnership into local good causes, from regeneration and building more affordable housing to supporting and creating opportunities for people through care services, education and employment.

The Love to Rent judging panel said: “ This partnership demonstrates the value that can be created by collaboration between organisations with a shared purpose and values. A not-for-profit organisation working alongside a housing association ensuring all profits are invested back within the community. What the judges felt shined out of this submission was both parties’ efforts to ensure the successful delivery of this scheme with their future residents at the centre of their plans.”  

Built by Wates, homes at Foxwood and Sycamore are a mix of one- and two-bedroom apartments and two- and three-bedroom houses, available for affordable and private rent. Developed through investment from Warrington Boroughwide Council, the build-to-rent development provides high quality and sustainable homes set in communities desired to rent for the long term. Residents are given the opportunity to renew their tenancy year on year, providing reassurance and the ability to picture a stable life in their home.
